Hi, my name is Gosia Dawson and I am behind Glade Financial. I am a qualified Mortgage Adviser and will be overseeing all our cases making sure you get the best service possible.

Having a successful career in marketing in financial services I realised that advertising financial services don’t help people manage their finances. While working for different corporations, I had numerous friends and colleagues coming over for advice on what to do with property, loans, and mortgages, and when someone mentioned during a discussion that I should do this for living, it was my light-bulb moment. I am passionate about property, renovations (I do all my DYI), and property investment, so it was a very quick decision to qualify as a mortgage adviser.

Questions And Answers

Yes. We helped many individuals with not so great credit history, including CCJ, missed payments and defaults but it will depend on your personal circumstances. You can read more about adverse credit mortgages in our blog post.

Definitely. However, we cannot guarantee we will get you a mortgage. There are many situations above our control that might prevent you from getting a mortgage but we will assess your situation on an individual basis and will do our best to secure a mortgage for you, even if you have had bad credit in the past

To start, we will ask you a lot of questions, this is to assess your circumstances and come up with the best course of action. We will also ask you to fill up an online questionnaire called Fact Find, which will help us to source the right product for you. When you find the right property, we will obtain a decision in principle from the lender we think will be the best suited for you, this does not necessarily mean will be the cheapest on the market. Following the DIP, we will submit the full application and wait for the mortgage offer!

Our fees depend on how complicated is the case and will be assessed at the time of the first appointment. Our standard fee is £790, which is charged in two instalments – £295 on the application, and £495 on the offer. We will only charge the second fee if we obtain a mortgage offer. Our minimum fee is £490 for less complicated cases and remortgages. This is charged at £195 at the application and £295 at the offer.

Before we can obtain a decision in principle, we will require that you provide documents to support your application. We will need:

  • Proof of ID (passport, driving licence)
  • Proof of address (utility bill, council tax)
  • Proof of income:
    • Employed – 3 months payslips
    • Self-employed – 3 years SA302 and tax overview. Some lenders will accept less than 3 years, but please speak to us beforehand
  • 3 months bank statements with income and expenditure
  • Credit report file – we suggest you obtain a CheckMyFile credit report as it covers three credit report agencies

There are many ways to find the right solution and it will depend on your circumstances. This might be a Help-to-Buy equity loan, a shared-ownership or a bridge loan if you moving home and cannot sell your existing property. Talk to us and we will find the best option for you.

There are a few reasons why would you go with the adviser instead of going on your own. Firstly, we have access to the best deals on the market, that are not available on the high street. This will save you money in the long term. Secondly, we act as your advocate with mortgage lenders, making it less stressful and effortless for you. We will chase the lenders, spend time on the phone to pursue your case and coordinate actions with solicitors and estate agents. Thirdly, (but in our opinion, the most important) our job is to find the right lender for you that will offer you the highest mortgage, at the lowest cost and will be most likely to approve you. The last thing you want to do is to go to each lender on the high street to do the same application to see if you get accepted and what deal they are prepared to give you. You can save thousands of pounds over your fixed term mortgage with a better deal.
